The difference is in the construction method. Hot Mix Asphalt pavement is produced by heating liquid asphalt and mixing it with aggregate, with the mix then spread and compacted to form a durable road structure and riding surface. Chip Sealing uses the same ingredients as asphalt concrete paving, but the construction method is different. With chip seals, a thin film of heated asphalt liquid is sprayed on the road surface, followed by the placement of small aggregates (“chips”). The chips are then compacted to orient the chips for maximum adherence to the asphalt, and excess stone is swept from the surface. The ingredients of hot mix asphalt and chip seals are the same; only the construction methods are different.

Maintain the roads for very low cost.  A chip seal is about one fourth to one fifth the cost of a conventional asphalt overlay.  By extending the time between asphalt overlays, chip seals result in lower costs over the long term.  Chip Seals eliminate the need to crack seal.  Chip seals enhance safety by providing good skid resistance.  Chip seals provide an effective moisture barrier for the underlying pavement against water intrusion by sealing cracks in the pavement.  Chip seals prevent deterioration of the asphalt surface from the effects of aging and oxidation due to water and sun.

In most cases, a chip seal surface lasts around 5–8 years before it’s time for another treatment, which makes it less long-lasting than asphalt or concrete—materials that can often perform for 20–30 years with proper installation and upkeep. That said, chip seal is designed to be a renewable, protective surface: when it starts to show wear, you typically don’t need a full tear-out or major reconstruction. Instead, you can re-seal and re-chip the surface to restore traction, refresh the appearance, and extend the life of the base underneath. The big advantage is cost—resurfacing chip seal is usually more affordable than resurfacing asphalt or concrete, which is why many property owners choose chip seal as a practical, budget-friendly option. Chip seal paving cost depends on a few key factors—square footage, how much prep the base needs, the type and size of stone, the number of chip seal “lifts” (single vs. double), and local material/hauling costs—but it’s generally priced per square foot and can scale up or down based on the condition of the existing surface. If your driveway or private road has a solid base, chip seal can be a very cost-effective way to seal and resurface without the expense of a full rebuild. In most cases, chip seal is cheaper than asphalt, especially when you’re resurfacing an existing drive, because it uses fewer materials and requires less intensive paving equipment—making it a popular option for long driveways, rural roads, and large private surfaces where budget and durability both matter.

What Does a Chip Seal Driveway Cost?

Chip seal driveways generally cost less than asphalt or concrete. It’s also usually cheaper to resurface later since only the top layer is replaced. Keep in mind: smaller driveway projects often cost more per square foot because setup and travel costs are similar for both small and large jobs.

Chip seal provides excellent traction because the top layer is made from tightly compacted, angular crushed stone. Those “chips” create a naturally textured surface with lots of tiny contact points, which increases surface area and helps tires grip better—especially in rain, on inclines, and during seasonal weather changes. The rolled-in stone also adds skid resistance without the slick feel you can get from some smoother surfaces. At the same time, when the stone is properly sized and evenly embedded into the binder, chip seal still delivers a comfortable, consistent driving surface for everyday use, with the added benefit of improved control and stability.

Chip sealed driveways can have a wide range of looks, and that flexibility is one of chip seal’s biggest selling points. Because the finished surface is created with a layer of embedded stone, you can customize the appearance by selecting different aggregate types, sizes, and blends for the top layer. That gives you options for texture and overall “finished” style, from a more natural, rustic look to a cleaner, more uniform appearance. Just as importantly, you can choose from different stone colors to complement your home, landscaping, or surrounding environment—making it easier to match your property’s design aesthetic while still getting a durable, high-traction surface.

The best choice depends on your goals and how you plan to use the driveway. In many situations, chip seal can be a great option because of its traction, affordability, and customizable look. One key consideration, though, is durability under heavy use. Chip seal is more flexible than concrete or traditional asphalt, which can be helpful as temperatures change—but that same flexibility can make it more susceptible to damage from heavy equipment like snowplows or repeated heavy loads. If you expect frequent heavy vehicles or aggressive plowing, it’s worth factoring that into your decision.

A tar and chip driveway—often called chip seal—is a driveway surface made by spraying a hot liquid asphalt (sometimes called “tar”) over a prepared base and immediately spreading small crushed stone on top, then rolling it in so the chips bond tightly to the asphalt. The result is a durable, textured surface that offers excellent traction and a more natural, stone-like look than smooth asphalt. Tar and chip is popular for long rural driveways and private roads because it can be more cost-effective than traditional asphalt, can be refreshed by adding a new top layer over time, and helps seal out moisture to protect the underlying base.

The main difference between single and double chip seal is the number of layers applied. A single chip seal uses one application of asphalt emulsion followed by one layer of stone, creating a durable, skid-resistant surface that’s often ideal for lighter-use driveways and smaller private roads. A double chip seal adds a second round—another emulsion application and another layer of stone—which creates a thicker surface, improves waterproofing, reduces loose stone, and typically holds up better under traffic and wear. Double chip seal costs more up front, but it often provides a longer service life and a more uniform, finished appearance.

How soon traffic can use a new surface depends on the material and conditions. With chip seal, light traffic can often return the same day once the stone has been rolled in and the binder has started to set, but it’s best to drive slowly for the first 24–48 hours to help the chips lock in and to minimize loose stone. With new asphalt, it’s typically safe for normal vehicle traffic within 24–72 hours, depending on temperature, humidity, and thickness—cooler weather can slow curing. In both cases, heavier vehicles and sharp turning (like tight steering while stopped) should be limited early on to prevent scuffing, tracking, or surface damage.
